  • Park Gardens is being built by Bromford.

  • Bromford is a not-for-profit social enterprise that’s been around for over 50 years. We’re also a housing developer that delivers around 1,000 new homes a year. We have a long history of providing new homes across central England and currently manage over 30,000 homes. Whilst it’s great that we are all living longer and healthier lives, our aim is to help meet the growing demand for specialist housing for older people and to satisfy their needs. Our in-house construction team will build all our developments and our experienced management team will support you. So your relationship with us is guaranteed to be long-term.

  • Park Gardens will have78 self-contained apartments, key features in all the properties will include:

    • Traditional style front door with personal letterbox
    • Spacious entrance hallway
    • Extra wide doorways to enable mobility for wheelchair users
    • Electric power sockets set at convenient height
    • Easy access kitchen with fitted hob and oven
    • State-of-the-art emergency call system linked to a staff member 24 hours a day, every day, including Christmas
    • Low surface temperature radiators
    • Central heating and triple glazing to windows and double glazed patio doors.
  • Park Gardens will have a range of facilities which
    will include: -

    • Café/Bistro
    • Lounge
    • Fitness gym
    • Hairdressing and Beauty salon
    • Activity studio
    • Wellbeing room
    • Spa Bathroom
    • Landscaped gardens
    • Greenhouse
  • Onsite car parking is available on an allocated rental basis.

  • No, there will be no garages.

  • Yes, your pet will be welcome, provided that they are well-behaved and you are able to manage your pet’s requirements. They will not be allowed in the café or lounge area. You would need to make full arrangements to have your pet cared for if you were unwell or away.

  • Yes care and support will be available, as and when you need it. Care services can be tailored to your own individual needs and can be delivered in the comfort and privacy of your own home.

  • Access to Park Gardens will be permitted through a secure double door which can only be opened by residents or staff. Residential areas will also be controlled by residents and staff, through secure doors.

    Residents will have their own key fob which will give them access through the front and rear external doors. The same fob will give you access to the residential areas and this will allow you personal access to your own property and access to the secure residential areas. The only other people able to gain access to the residential areas will be staff and any visitor you choose to invite into your property.

    There will be monitored CCTV providing added security around Park Gardens. There will be a member of staff on site 365 days per year.

  • There will be apartments to buy outright and, subject to affordability, apartments to buy on shared ownership. There are also apartments for rent.

    You may be eligible to receive benefits to support you with the cost of moving to Park Gardens and we have a specialist Money Advisor available to help you to explore any benefits you may be entitled to.

  • Yes, you would have to pay council tax. The council will allocate the council tax charge for each property. Residents may be eligible to receive council tax benefit towards meeting these costs.

  • Yes. Once you have bought or rented your property you will be required to pay a weekly community charge and annual ground rent.

  • All residents will need to pay a weekly community charge which covers the following costs:

    Service Charge.

    This covers the scheme manager and a facilities coordinator to look after the building plus fire alarms, fire equipment, CCTV, cleaning of communal areas, rubbish disposal, pest control, Wi-Fi in the communal areas, communal heating and lighting, external window cleaning, emergency lighting and Staff call service.

    Day to day maintenance of the communal areas, gardening and landscaping, repairs to the heating and lighting in your apartment, insuring the building, lift, door entry system and staff time for organising these services. 

    Wellbeing Charge.

    Costs associated with providing 24/7 on-site presence to respond to emergency situations and the arrangement of social events for everyone at Park Gardens.

    Building Insurance.

    This covers all areas of the building but not your personal contents.

    Utility Charge.

    This will cover all electricity, gas and water charges for your own property.

    Please Note: Residents may be eligible to claim benefits to support their housing costs.

  • Although we cannot guarantee that the market price will have increased when you come to sell your home, what we do know is that over the last ten years our existing retirement living apartments continue to create a lot of interest, sell easily and have increased in value.

  • Yes, your family and friends of all age groups would be welcome to visit you and stay in your property. There is no fixed length of stay although guests could not remain indefinitely, or move into your apartment.

  • Yes, there will be a guest suite and visitors will be welcome to use them. Charges will be set at an affordable cost..

  • Properties in Park Gardens will be available to anyone who is over the age of 55 when they move in.


    There may be some exceptions to this rule subject to agreement by the Allocations Panel.

  • We expect customers to begin moving in early in 2019 but this is subject to the ongoing construction programme.
