To address the increasing need for affordable homes in the West Midlands, we have joined forces with the West Midlands Combined Authority (WMCA), Citizen Housing, Green Square Accord, Midland Heart, and whg.
Together, this group forms the Homes for the West Midlands LLP partnership, a dedicated effort to deliver affordable housing and support sustainable community growth across the region.
At the heart of this partnership is our shared commitment to creating safe, affordable homes for local people. By working with the WMCA, we and our partners will identify key sites to develop affordable homes that meet the needs of residents in the West Midlands.
The collaboration will also support the combined authority’s goals including adopting innovative building techniques such as modern methods of construction (MMC) and modular housing, which aim to enable the delivery of energy-efficient, low-carbon homes more quickly and at lower costs.
This partnership officially launched on 18 October at LoCal Homes in Walsall, an award-winning offsite housing manufacturing facility. Chief Executive, Robert Nettleton, joined the Mayor of the West Midlands, Richard Parker, and other CEOs to mark the beginning of this important collaboration.

This partnership offers a unique platform to pool our knowledge, resources, and strategic insights to deliver affordable homes that truly meet the needs of our communities.”
Our first project under this partnership will be a 100% affordable housing development on a former industrial site in the Black Country, reflecting our commitment to repurposing land in ways that benefit the community and support sustainable growth.
With over 64,000 people on the region’s housing waiting list and more than 6,500 household in temporary accommodation, the housing crisis in the West Midlands is critical. Mayor Richard Parker has set an ambitious target of delivering 20,000 affordable homes by 2028, including 2,000 social rent homes per year. We are fully committed to supporting this vision by bringing our expertise and working alongside our partners to achieve these goals.
Through this collaboration, we believe we can make a meaningful impact on the housing crisis. By working together, we’re creating a foundation for communities where people can truly thrive.
