We have secured a site in Brierley Hill, taking another step forward in our commitment to delivering much-needed affordable housing across the West Midlands.

The Brierley Hill site, a historical brownfield site allocated for residential development by Dudley Metropolitan Borough Council in 2017, was purchased from Harworth and will deliver 50 new homes. The site has full planning permission with work expecting to start in the next few months.

This development, made possible thanks to funding from Homes England, will feature a mix of homes, including 16 two-bedroom maisonettes and 14 three-bedroom houses for affordable rent. There will also be 20 three-bedroom houses available through our shared ownership scheme, offering more affordable home ownership opportunities.

Head of Land, Lyndon Parkes, said, “So far this year, we've secured land for 175 affordable homes, creating opportunities for people to access quality housing in areas where it's needed most. Last year, 3,447 families were on the waiting list for housing in Dudley, and with house prices more than eight times the average income1, many local people face challenges in finding an affordable home. These 50 new homes will provide local residents with a place to live and thrive.

“This development represents another step forward in our mission to address housing needs, and we’re proud to be working in the West Midlands Combined Authority area to deliver more affordable homes. As the country’s leading developer of social rent homes, we’ll continue to identify opportunities to secure land and provide homes that support communities.”

The new homes will include a range of semi-detached, terrace, and back-to-back properties, all designed to provide high-quality, affordable living for local people.

Last October, we partnered with the West Midlands Combined Authority and four other housing associations to deliver affordable homes across the region. At the heart of this partnership is a shared commitment to creating safe, affordable homes for local people. This development in Brierley Hill reflects our dedication to addressing the housing need and supports Mayor Richard Parker’s target of delivering 20,000 affordable homes across the West Midlands by 2028.
